Three Questions to Ask Yourself.
Three Pricing Errors to Avoid
The questions to ask yourself, in order of priority, are:
Is my home priced correctly?
Is my home being marketed using a variety of methods?
How does my home appear to an objective third party?
Let's address the pricing question in today's post.
Simply, the sale value is determined by what a buyer is willing to pay in today’s market based on comparing the property to others sold in that area. All homeowners experience pride of ownership. This is how we should feel! This doesn’t mean that buyers will be willing to pay top-dollar when we’re ready to sell.
Here are three common pricing errors:
What you need for your home or property.
What you paid for your home or property.
The cost to rebuild today.
Unfortunately none of these will help you accurately price your home to sell. Maybe you've learned this the hard way? The good news is, when sellers DO price their home appropriately, they do sell. Two of our listings closed in the last two days and another three are pending. These are sellers who decided to be realistic and objective, and it paid off!
